Queensland Valuation and Sales (QVAS)
In accordance with the Land Valuation Act 2010, the Valuer-General collects property information in order to determine statutory valuations of rateable parcels of land in Queensland.
The Queensland Valuation and Sales (QVAS) database is the electronic valuation roll.
The Valuer-General uses the following information to maintain the valuation roll:
- valuation methodology used for each parcel of land
- the owner’s name and address for service
- the sale price and date of sale of each property
- the statutory land value of each property and the date from which the valuation takes effect
- land area, location and description
- property identification number
- amount of deduction for site improvement (if applicable)
- amount of an offset (if applicable)
- other information that the Valuer-General considers appropriate.
Property information from the valuation roll is available for a fee.
The Department of Environment and Resource Management also provides bulk extracts of QVAS electronic data, including personal information such as names and service addresses of vendors and purchasers, to value added resellers for a fee.
The value added resellers predominantly provide the data to industry groups including valuers, real estate agents, surveyors and financial institutions for a range of purposes. For example, valuers use sales information to produce reports that inform their clients such as the value of a house a person may be buying or selling.
To address concerns about the inappropriate use of this data for direct marketing purposes, a self-regulated industry Personal Identification Information in Property Data Code of Conduct is in place and managed by a three-member Code Oversight Committee, who monitor compliance with the code and receive and investigate complaints. The committee comprises of an independent chair, an industry representative and a consumer representative.
